Tips for staging your house to sell means following a few simple rules  
Disassociate yourself from your home.  Attachment to our homes is very personal and very emotional.   Buyers are looking for a space to buy so you have to look at your house through a buyer’s eyes.
 
De-personalize.  Pack up personal items like family heirlooms or photographs.   Buyers want to picture the space where they can build their own memories.
 
De-clutter.  Clutter deters buyers.  It makes spaces seem smaller and less appealing. Clean up counters, bookshelves, desks and tables.  De-cluttering marks the beginning of your move. 
 
Delineate storage spaces.  Systematize closets.  Neatly stack plates.  Organize shirts on hangers facing the same way.  Alphabetize spice jars.  Buyers will admire your organization and logically think that you have cared for the rest of the house as well.
   
Remove and Replace .  Anything you want to take with you including window treatments or certain built-in appliances should be removed now.  Pack the items and replace them if necessary.  Buyers sometimes want to include these items in a deal.  You don’t want anything negative to affect your deal.
 
Repair.   Ask your realtor to advise you on repairs.  Definitely replace cracked floor or counter tiles.  Patch holes.  Fix doors that squeak or don’t close.  Replace burned out light bulbs.  Consider painting walls neutral. Your space becomes a blank canvas for your buyers to create their own unique space.
 
Sparkle.  Shine your house from top to bottom.  Wash windows and mirrors.  Wipe down counters and make sure the house is at its sparkling best.

· Hire a good real estate attorney who has experience with new-construction contracts, knows state law, and is familiar with the issues unique to the area in which the property will be built.
· Talk to other customers. Ask how satisfied they are with the builder and how his projects have held up over time.
· Investigate. Search the builder’s name and company online and make sure that there aren’t lots of complaints about him.
· Expect him to negotiate. In this market, a potential customer should be able to expect that a builder will be flexible.

Taxes When Closing on a Property

If you are buying or selling property, be aware that there are state taxes to be paid at closing. The Real Estate Transfer Tax in New Hampshire is a tax on the sale of real property and is imposed on both buyer and seller at the rate of $7.50 per $1000 of the sales price (rounded up to the nearest dollar).

In addition, the State of New Hampshire has instituted an additional surcharge of $25.00 per recording on each Mortgage Discharge, Deed, Mortgage and Plan. This State fee is to fund The Land and Community Heritage Investment Program (L-HCIP).
